2026 Irrigation Guidelines

The District provides a reclaimed water irrigation system for use at all residential properties and open spaces within the development.  Reclaimed water use is regulated by the Colorado Department of Health & Environment and each system user is responsible to annually review the District’s Reclaimed Water Use Guides.  Prior to using the reclaimed water irrigation system, each homeowner / resident is required to review the District’s Reclaimed Water Guides:

 

Required Non-Potable Irrigation Water Signs: 

A sign indicating that the water is non-potable and reclaimed; it advises not to drink it.

Semocore, the District’s water operator, has been installing required non-potable irrigation water signage at homes throughout the community and will continue over the next several weeks. The signs will be placed near each residence’s front stairs.


The District’s irrigation system uses non-potable water, which is safe for landscape irrigation but not safe for drinking or human consumption. The Colorado Department of Public Health and Environment (CDPHE) requires visible signage identifying non-potable water systems as part of statewide public health and water system identification requirements. Please do not remove or tamper with these signs once installed. 

The District will be considering fines for Signs that have been installed and then removed by the homeowner.

 

2026 Irrigation Season Begins

  • Irrigation service is scheduled to be activated around April 15, 2026.
  • Please make sure that any drain valves on your individual irrigation system, downstream of the irrigation meter in the front yard, are closed prior to this date to prevent potential damage or leaks within your system.
  • Homeowners are reminded to not manipulate the irrigation curb stop or the equipment contained in the irrigation meter pit in the front yard of each home.
  • Semocor, the Independence Water and Sanitation District’s system operator, will be inspecting the system and addressing any District-related issues during startup.
  • Residents are encouraged to begin activating their personal irrigation systems on or after April 19, 2026, allowing time for any necessary system-wide maintenance or repairs.
  • Please note that individual home irrigation systems are the responsibility of the homeowner, including turning the valve on and off, maintenance, and repairs.

For 2026 the District has implemented the following irrigation restrictions:

  1. Irrigation of landscaped areas shall be limited to no more than three (3) days per week.
  2. Homes with addresses ending in an odd number shall only irrigate on Monday, Wednesday, and Saturday.
  3. Homes with addresses ending in an even number shall only irrigate on Tuesday, Thursday, and Sunday.
  4. Residential irrigating is not permitted on Friday.
  5. Irrigation shall not take place between the hours of 8:00 a.m. and 8:00 p.m. 
  6. Irrigation zones should be set to water 10-15 minutes per zone.
  7. Runoff of irrigation water is not permitted.  Please ensure that your irrigation system timers are adjusted – set to only irrigate on the correct days of the week and that individual zones are timed to prevent overwatering and runoff of irrigation water.
